The thing we all like to do the least: pay taxes!
The City of Philadelphia has just released their 2025 property tax assessments. Since the City is using computer-assisted valuation technology, some valuations are coming in much higher than expected and should be contested. If you haven't received your 2025 valuation by mail, simply type your address in on this site. Scroll down to 'Valuation History' and look for the 'Market Value' column.
Does your assessed value seem like an amount that is higher than what your home would sell for today? If yes, appealing the valuation may be worth your time. A recent PhillyMag article lays out the process, step-by-step.
Here is an abridged version of the appeal process:
1. Request a first-level review by the OPA by October 7th. A form was enclosed with the 2025 tax notice that was sent to your property. If you do not have this, call the OPA at 215-686-9200 to request a replacement form. You will need to prove that your property meets atleast one of four criteria (see PhillyMag article).
2. Appeal the assessment formally with the BRT by October 7th. If the OPA has not changed your valuation following your first-level review, or if you wish go directly to the BRT straight away as you're certain you're being overcharged, appeal to the BRT by October 7th. You can access forms on the BRT website. If you are going to contest the valuation, you may want to order an appraisal of the property ahead of time so that you can support your claim.
You can appeal to the OPA and BRT simultaneously, provided you follow the steps that each office requires!
On a final note: if you are an owner-occupant without a tax abatement and do not have a Homestead Exemption in place, reach out and I'll send you notes on how to register for this tax savings! There are also tax benefits available to eligible senior citizens as well as long-time owner occupants who have seen their assessments rise to certain high levels within a short amount of time.
